The number of registrations of certifications of foreclosures initiated in the land registers in the second quarter of 2026 was 7,141, representing an increase of 12.2% over the same quarter of the previous year.
Foreclosures on dwellings of natural persons rose by 23.6%. Of the above, those initiated on usual dwellings went up by 27.5%.

Foreclosures on dwellings accounted for 69.9% of the total foreclosures during the second quarter.
51.9% of the total number of foreclosures corresponded to usual dwellings of natural persons, 9.2% to other residential properties of individuals, and 8.8% belonged to legal entities. In turn, foreclosures of other urban properties accounted for 24.5% of the total.
8.3% of the foreclosures during the second quarter were on new dwellings and 91.7% were on used ones.
The number of foreclosures on new dwellings fell by 0.7% in the annual rate, while that of used dwellings rose by 23.3%.
15.6% of the foreclosures initiated on dwellings in the second quarter corresponded to mortgages constituted up to 2004, 15.1% to mortgages constituted in 2007 and 14.1% to mortgages constituted in 2006.
The 2005-2008 period accounted for 46.7% of foreclosures initiated in this quarter.

The Autonomous Communities with the greatest number of foreclosures certifications on the total number of properties were Andalucía (1,674), Cataluña (1,355) and Comunitat Valenciana (1,011). In turn, La Rioja (21), Comunidad Foral de Navarra (36) and Cantabria (49) registered the lowest number.
In the case of dwellings, Andalucía (1,154), Cataluña (1,079) and Comunitat Valenciana (717) registered the greatest number of foreclosures. The lowest numbers were in La Rioja (13), Comunidad Foral de Navarra (27) and Cantabria (31).
The data published today will be reviewed when the data for the same period next year are published.
Coinciding with today’s publication, the INE has updated the data on Mortgage Foreclosures for the second, third and fourth quarters of 2025, as well as the annual data for that year. All the results of this operation are available at INEbase.
The Foreclosure statistics provide information on foreclosure certifications initiated and registered in the Land Registers during the reference quarter, relating to all rural and urban properties. The results are broken down on the basis of various variables such as the nature of the property, regime, state and owner of the dwellings with a foreclosure initiated.
The information on foreclosure certifications is obtained from the data contained in the Land Registries of the entire national territory. The Association of Land and Mercantile Registrars of Spain (CORPME) provides centralised information to the INE.
