- In April, the number of property transfers registered was 185,546 properties, or 3.5% fewer than in the same month of the previous year.

The number of property transfers recorded in the property registers (from previously executed public deeds) in the month of April was 185,546, which was 3.5% fewer than in the same month in 2024.
As regards registered property sales, the number of transfers was 106,069, an annual increase of 1.9%.

87.4% of registered sales in April were urban properties and 12.6% were rural properties. In the case of urban property sales, 58.6% were house purchases and sales.
In April, the number of rural property sales decreased by 4.2% in the annual rate, while the number of urban property sales rose by 2.9%. Within the latter, housing sales recorded an annual rise of 2.3%.
93.0% of the housing transferred by sale in April were free and 7.0% were protected.
In annual terms, the number of homes transferred by sale increased by 2.3% and the number of social housing dwellings by 1.9%.
21.0% of the housing transferred by sale and purchase in April were new and 79.0% were used.
The number of new home transactions increased by 7.2% compared with April 2024 and the number of used ones by 1.0%.
La Rioja (16.7%%), Comunidad de Madrid (14.0%) and Región de Murcia (10.5%) recorded the highest annual rates of change in the total number of properties transferred in April.
In turn, Canarias (-23.0%), Cantabria (-17.2%) and Castilla y León (-13.8%) registered the lowest annual rates.
Regarding the registered housing sales, the autonomous communities in which rates increased were La Rioja (25.2%), Castilla y León (23.5%) y Extremadura (23.2%).
On the other hand, Canarias (-19.3%), Illes Balears (-11.0%) and Principado de Asturias (-9.7%) recorded the highest decreases.
