Statistics on Transfer of Property Rights (STPR)

April 2026. Provisional data

Main results

  • In April, 188,475 properties were registered in the property registers, 1.7% more than in the same month of the previous year.
  • Registered housing sales decreased by 1.8%, as compared with April 2025.

The number of property transfers recorded in the property registers (from previously executed public deeds) in April was 188,475, which was 1.7% more than in the same month of 2025.

As regards registered property sales, the number of transfers stood at 107,268, with an annual increase of 1.4%.

Sales recorded in land registers

86.7% of registered sales in April were urban properties and 13.3% were rural properties. In the case of urban property sales, 57.3% were house purchases and sales.

In April, the number of sales of rural properties increased by 6.8% in annual rate and that of urban properties by 0.7%. Within the latter, housing sales and purchases recorded an annual decrease of 1.8%.

Registered housing sales

93.8% of the housing transferred by sale in April were free and 6.2% were protected.

In annual terms, the number of transfers of free dwellings by sales and purchasing decreased by 1.0% in April in the annual rate, while that of protected dwellings decreased by 12.3%.

21.5% of the housing transferred by sale and purchase in April were new and 78.5% were used.

The number of new home transactions rose by 0.6% compared with April 2025, while the number of used homes fell by 2.4%.

Results by Autonomous Community

Canarias (20.8%), Cantabria (20.8%) and Principado de Asturias (12.2%) recorded the highest annual rates of change in the total number of properties transferred in April. 

In contrast, Comunidad de Madrid (-15.5%), Illes Balears (-7.2%) and La Rioja (-2.8%), recorded the lowest annual rates.

Regarding the registered housing sales, the autonomous communities in which rates increased were Cantabria (22.5%), País Vasco (8.8%) and Cataluña (7.8%).

In turn, Comunidad Foral de Navarra (-29.0%), Comunidad de Madrid (-11.0%) and Castilla y León (-9.4%) showed the largest decreases.

The data for 2026 are provisional and will be reviewed when the data for the same period next year are published. All the results of this operation are available at INEbase.

Methodological note

The Statistics on Transfer of Property Rights provide information on the number of rights on transfers of property during the reference month, on a national level, by province and Autonomous Community.

All information on transfers of property is taken from the information contained in the Land Registers for the whole country, by virtue of a partnership agreement signed in 2004 by both institutions.
