Main results
- In May, 200,172 properties were registered in the property registers, 2.6% fewer than in the same month of the previous year.
- Registered housing sales decreased by 7.3% as compared with May 2025.
The number of property transfers recorded in the property registers (from previously executed public deeds) in the month of March was 200,172, which was 2.6% less than in the same month of 2025.
As for registered property sales, the number of transfers was 111,768, with an annual decrease of 5.5%.

86.5% of registered sales in May were urban properties and 13.5% were rural properties. In the case of urban property sales, 58.4% were house purchases and sales.
In May, the number of rustic property sales increased by 1.2% in the annual rate, while the number of urban property sales fell by 6.4%. Within the latter, housing sales and purchases recorded an annual decrease of 7.3%.
93.6% of the housing transferred by sale in May were free and 6.4% were protected.
In annual terms, the number of transfers of free dwellings by sales and purchasing decreased by 7.2% in May in the annual rate, while that of protected dwellings decreased by 8.3%.
21.1% of the housing transferred by sale and purchase in May were new and 78.9% were used.
The number of new home transactions decreased by 6.0% compared with May 2025 and the number of used ones by 7.6%.
Castilla - La Mancha (16.5%), Canarias (7.0%) and Andalucía (4.2%) recorded the highest annual rates of change in the total number of properties transferred in May.
In contrast, La Rioja (-15.1%), Illes Balears (-11.8%) and Cantabria and Región de Murcia (both at -11.3%), registered the lowest annual rates.
Looking at the sales and purchases of registered housing, the autonomous communities that presented increases were Extremadura (2.6%) and Andalucía (2.2%).
In contrast, Cantabria (-28.6%), Región de Murcia (-19.1%) and Illes Balears (-16.8%) had the largest decreases.
