August 2025. Provisional data

Main results

  • In August, 155,256 properties were entered in the property registers, 2.6% fewer than in the same month of the previous year.
  • Registered housing sales decreased by 3.4% as compared with August 2024.

The number of property transfers recorded in the property registers (from previously executed public deeds) in the month of August was 155,256, which was 2.6% fewer than in the same month in 2024.

As regards registered property sales, the number of transfers amounted to 91,157, an annual decrease of 1.2%.

Sales recorded in land registers

88.9% of registered sales in August were urban properties and 11.1% were rural properties. In the case of urban properties, 58.9% were house purchases and sales.

In August, the number of rural property sales remained unchanged in the annual rate, while the number of urban property sales fell by 1.3%. Within the latter, housing sales and purchases recorded an annual decrease of 3.4%.

Registered housing sales

93.4% of the housing transferred by sale in December were unrestricted and 6.6% were social housing.

In annual terms, the number of free housing units sold by purchase decreased by 2.6% and that of protected housing units by 12.6%.

21.2% of the housing transferred by sale and purchase in August were new and 78.8% were used.

The number of new home transactions rose by 2.9% compared with August 2024, while the number of used homes fell by 4.9%.

Results by Autonomous Community

Comunidad Foral de Navarra (14.6%), La Rioja (13.5%) and Castilla y León (7.3%) recorded the highest annual rates of change in the total number of properties transferred in August. 

Meanwhile, Aragon (-15.0%), Principado de Asturias (-10.5%) and Extremadura (-9.4%) registered the lowest annual rates.

Regarding the registered housing sales, the autonomous communities in which rates increased the most were La Rioja (33.7%), Castilla y León (11.3%) y Extremadura (8.6%).

In turn, Principado de Asturias (-23.2%), Canarias (-15.2%) and Región de Murcia (-8.2%) registered the largest decreases.

Methodological note

The Statistics on Transfer of Property Rights provide information on the number of rights on transfers of property during the reference month, on a national level, by province and Autonomous Community.

All information on transfers of property is taken from the information contained in the Land Registers for the whole country, by virtue of a partnership agreement signed in 2004 by both institutions.
