Statistics on Transfer of Property Rights (STPR)

November 2025. Provisional data

Main results

  • In November, 200,881 properties were registered in the property registers, 6.4% more than in the same month the previous year.
  • The number of registered property sales and purchases increased by 7.8% compared with November 2024.

The number of property transfers recorded in the property registers (from previously executed public deeds) in November was 200,881, which was 6.4% more than in the same month in 2024.

As regards registered property sales, the number of transfers stood at 114,380, an annual increase of 8.8%.

Sales recorded in land registers

87.7% of registered sales in November were urban properties and 12.3% were rural properties. Among urban properties, 58.4% were home sales and purchases.

In November, the number of sales of rural properties increased by 4.2% in terms of the annual rate and that of urban properties rose by 9.5%. Within the latter, housing sales recorded an annual increase of 7.8%.

Registered housing sales

93.6% of the housing transferred by sale and purchase in November were free and 6.4% were protected.

In annual terms, the number of transfers of free dwellings by sales and purchasing increased by 9.1%, and that of protected dwellings decreased by 8.5%.

21.8% of the housing transferred by sale in November were new and 78.2% were used.

The number of new home transactions increased by 4.1% compared with November 2024 and the number of used ones by 8.9%.

Results by Autonomous Community

Canarias (24.9%%), Cantabria (23.0%) and Galicia (14.6%) recorded the highest annual rates of change in the total number of properties transferred in November. 

In contrast, Comunidad de Madrid (-7.0%), Extremadura (-3.6%) and Illes Balears (-2.6%) recorded the largest declines.

Regarding the registered housing sales and purchases, the Autonomous Communities with the highest increases were Canarias (30.2%), Comunidad Foral de Navarra (21.6%) and Región de Murcia (18.0%).

In contrast, Comunidad de Madrid (-9.4%), Principado de Asturias (-5.9%) and Illes Balears (-3.3%) had the largest declines.

Methodological note

The Statistics on Transfer of Property Rights provide information on the number of rights on transfers of property during the reference month, on a national level, by province and Autonomous Community.

All information on transfers of property is taken from the information contained in the Land Registers for the whole country, by virtue of a partnership agreement signed in 2004 by both institutions.
